  • We provide hands on property and asset management services to commercial property owners in the mid-Atlantic.

    Our services include lease administration, rent collection, accounts payable, accounts receivable, full accounting and financial reporting, annual budget preparation and administration, and service contract negotiation, implementation and supervision, lease administration and tenant retention. We maintain our own in-house engineering staff to provide cost effective and prompt maintenance and repair services to our clients.

  • Community Association Management requires clear communication, pro-active guidance, and established processes to help provide for the community, business, and governance of the association.

    Our company:

    • prepares annual budgets

    • conducts regular property inspections

    • coordinates required routine, preventative and requested maintenance

    • manages board meetings and assists the board in making decisions that affect the community

    • maintains proper accounting and reporting for the association

    • provides guidance on reserve studies

    • offers options for increased investment return on association reserve balances

    Licensed with the Community Association Managers International Certification Board, our company is trained and experienced in effective community association management.

  • We not only maintain, but we preserve, the properties we manage and can provide Facilities Maintenance services outside of our full property management scope of work.

    We are constantly evaluating the condition of the property and the way maintenance services are provided. We employ a long-term approach to maintenance to ensure that the properties we manage are safe and structurally sound. Deferring maintenance is a short-term solution that we don’t believe in. We do believe in prompt, efficient and cost-effective maintenance of our properties. Frequent inspections by our property managers are an expectation to ensure quality services.

  • Our commercial brokers provide the following services:

    Landlord Representation:

    • Advertise property and coordinate showings.

    • Conduct a thorough evaluation of tenant credentials.

    • Negotiate and prepare lease documents.

    • Manage tenant improvements and make-read repairs.

    • List through various public listing services, as well as through network of investor/broker relationships.

    • Field inquiries and coordinating showings.

    • Receive offers, negotiate deal terms and consult on purchase and sale agreement.

    Buyer Agent:

    • Conduct search and help evaluate options available.

    • Coordinate property tours.

    • Prepare LOI/offer terms.

    • Manage due diligence and study of property condition and history.

    • Prepare financial models to help evaluate performance and quality of investment.

    • Negotiate, review, and finalize deal terms.
